The safest country in the Western Hemisphere

A decade ago this was the most dangerous country on earth. Today it is the safest in the hemisphere. That single reversal is why the coast is open to buyers at all — and why it was cheap when we started.

A US dollar economy

The dollar has been legal tender since 2001. No exchange rate, no currency risk, no conversion on the way in or the way out. Dollarisation has also kept inflation among the lowest in Latin America.

Foreign investors are treated as locals

Under the Investment Law, foreign and local investors hold the same rights and obligations. You are guaranteed freedom to transfer funds abroad without delay, protection of property under the Constitution, and free disposition of your assets. Discriminatory measures against foreign investment are prohibited.

The most cost-effective city in the Americas

The Financial Times' fDi Intelligence ranked San Salvador first among mid-sized cities in the Americas for cost-effectiveness in its Cities of the Future 2021/22 edition.

Tourism arrived before the beds did

Over three million visitors a year, tourism at roughly 10% of GDP, and US arrivals doubled since 2019. Supply has not caught up — which is the entire reason to build here now rather than in five years.

Genuinely close

Thirty-five direct routes to fourteen countries. Two and a half hours from Miami, under three from Houston, around five from New York — then forty minutes from the airport to the water on the new road.

How we invest

Access, not auctions

Salvadoran property changes hands through relationships. Most of what is worth owning never reaches a listing, and the tax and title pitfalls are real for anyone without people on the ground. Our advantage is not capital — it is that Armin has been on this coast for over twenty years and the deals come to him first.

We draw on what happened in Costa Rica and Tulum, where coastal values ran away from anyone who waited. Our geographic focus is deliberately narrow: the stretch that combines safe beaches, year-round surf and under-thirty-minute access from both the capital and the airport. That is Surf City, and there is a finite amount of land between the new road and the water.

Income — hotel and restaurant operations

Casa Roca at the port and Casa Palmar at El Palmarcito are built to be held and run, not flipped. Investors share in operating income once each opens.

Growth — land held through the repricing

Hillside plots and beachfront acquired ahead of the road programme and held. Our land at Casa Mar doubled in value between July 2023 and February 2024 — one historic data point, not a forecast.
