Questions we get most often.

Buying land in El Salvador is straightforward once you know the order of operations. This is the short version; the full guide is a download at the bottom.

Yes. Foreign and Salvadoran buyers hold the same rights, and you do not have to live here or hold residency. The one restriction worth knowing is on rural agricultural land above a certain size; the plots we sell are not affected.

No. You can buy through someone acting for you. They need a certified copy of your passport, a letter of authorisation naming you both, and the signed tax form. A power of attorney written in English must be translated into Spanish and apostilled or certified.

A Salvadoran tax number, the NIT. You apply in person at a Ministry of Finance branch with your passport, it takes about half an hour, costs two dollars the first time, and you leave with the number.

By bank transfer in US dollars. El Salvador has used the dollar since 2001, so there is no currency to convert and no exchange risk. Money moves when the deed is signed before a notary, not before.

Transfer tax is 3% on the part of the price above $28,571.43. Registration is $0.63 per $100 of the price. Both are paid online. Your notary will also charge a fee for drafting the deed.

Before any money moves, we get an extracted certification from the National Registration Center showing who owns the plot and whether anything is registered against it. You are welcome to have your own lawyer repeat the check.

Once terms are agreed, expect a few weeks. The deed is drafted and signed before a notary, taxes and fees are paid, and the purchase is then registered, which is what makes your ownership public.

Yes. We work with the architects who drew our own projects, and we live twenty minutes away. Tell us what you want and we will come back with a design, a build cost and a timetable.
