01The thesis
A market that was closed for thirty years opened four years ago.
El Salvador spent decades written off. Then the country became the safest in the region, the government put a road along every beach in La Libertad, and the people who left started coming home with money. Land on this coast is being repriced in real time — and almost none of it is listed.
We buy what never reaches a listing. Salvadoran property changes hands through relationships, and the tax and title pitfalls are real for anyone without people on the ground. Armin has been on this coast for over twenty years; the deals come to him first.
02Track record
Sabas Beach Resort, Coco Beach Resort and Coco Blue Boutique Hotel at El Palmarcito are ours — built, renovated and operating. This is the fourth time we have done this on the same stretch of sand.
03What the state is spending
Public money is doing the hard part: access. We buy what sits either side of it.
Surf City road programme
Two phases widening the CA-2 along every beach in La Libertad. Before it, no road connected them.
La Libertad pier
110 metres on over 100 pilings, rebuilt for visitors as well as fishermen.
Downtown shopping plaza
Retail investment in La Libertad town, walking distance from the port.
National stadium, 2027
52,000 seats — the largest in Central America.
04What we're building
Two films, ninety seconds.
Puerto de La Libertad
Casa Roca
Playa El Palmarcito
Casa Palmar
Images are the architect's visualisations. The building is not built yet.
05What the coast costs today
The comparables, plainly.
Asking prices from competing projects and land on the same stretch, as of our last market review.
Built units
Vacant land
06How investors take part
Hotel and restaurant operations
Casa Roca and Casa Palmar are built to be held and run, not flipped. Investors share in operating income once each opens.
Land held through the repricing
Hillside plots and beachfront acquired ahead of the road programme and held. Our land at Casa Mar doubled in value between July 2023 and February 2024.
